What Is Sealcoating?

Protect your asphalt or concrete with sealcoating, a waterproof seal that lays over the surface. This protects your surface from damage caused by water, climate conditions, oxidation, and more. Sealcoating can be a valuable tool for property owners to achieve optimal pavement longevity. If you want your paved surfaces to last longer, reach out to the Blue Curb team.

How Frequently Is Sealcoating Required?

The frequency of sealcoating services depends on three factors:

The pavement’s age and condition

How often the pavement is used

Local climate and weather conditions

Reactive vs. Proactive Maintenance

Reactive Maintenance

Reactive maintenance, in comparison to preventive maintenance, is not recommended for numerous reasons such as:

Preventative Maintenance

Instead of having to respond to a problem once it’s already happened, preventive maintenance aims to help keep problems from occurring at all. In addition to saving time and money, property owners prefer preventative maintenance because:

The Process

Sealcoating is a preventative maintenance that helps to reduce the cost of repairs and replacements by elongating your pavement’s lifespan. We follow these steps when performing a sealcoating service:

We’ll remove the debris and any other obstructions that are on the surface. This ensures the surface is clean and allows the sealcoat material to adhere correctly. We’ll also repair any damages like cracks or potholes.

Edge and Tape

We seal off any areas that won’t need sealcoat treatment.

Apply the Sealcoat

We then apply the sealcoat material, which is typically coal-tar-based or asphalt-based. Depending on the type of pavement you have, we’ll apply the sealcoat using a spray or squeegee system.

Coat Application

We apply a sealant layer on top of the sealcoat material to make sure that proper adhesion occurs and the surface remains smooth. Depending on the manufacturer’s recommendation, we’ll apply a layer between 1/16 and ⅛ of an inch thick.

Dry and Cure

We let the sealcoat dry and cure for 12 to 36 hours.

Striping and Markings

Once the curing is complete, we apply new lane markings and parking lines.
